Start with what the Code actually asks. Metal sheet roofing must be protected from corrosion in accordance with Table 7.2.2a, and that table describes environments as distances — more than 1 km from breaking surf, more than 200 m, from 100 m out to 200 m, and within 100 m. There is no column for suburb names anywhere in it. Cotton Tree fronts an open-ocean surf beach at the mouth of the Maroochy River, and the Code treats surf and sheltered water as different environments: its own note reserves the highest category for beachfronts in regions of rough seas and surf beaches, while placing addresses more than a kilometre from a sheltered bay in the lowest. That distinction is why roofing advice written for a bay suburb can be confidently wrong here.
Where do you measure from? Manufacturer selection guidance for marine environments states the distance is measured from the high water or tide mark — not the road, not the dune line — and draws its own product bands at the same 100 m and 200 m marks. The Galvanizers Association of Australia, summarising the corrosivity categories in AS 4312, lands on the same distances again, and prints a caveat worth carrying: those distances may be extended inland by prevailing winds and local conditions. Two independent bodies arriving at the same thresholds makes the numbers a settled engineering convention rather than one document's opinion — and makes a measurement a floor, not a guarantee.
Then the part that changes the shape of a job. Shorten the distance far enough and Table 7.2.2a stops asking for a heavier coating and refuses the material: within 100 m of breaking surf, metallic-coated steel roof sheeting is listed as 'Not suitable', and the closing note to that table states that where metallic coatings are not a suitable form of corrosion protection, the sheeting must be of a type designed and manufactured for such environments. From 100 m out to 200 m the table calls up its two heaviest classes instead. Fastener selection moves along the same axis: manufacturer guidance to AS 3566 places Class 3 at 400 m or more from the ocean, Class 4 through the severe-exposure bands closer in, and stainless steel for very severe conditions.
None of that is resolvable from a website. It is a measurement someone has to take for your address, and then a short list of questions to put to whoever quotes.
